  • SYSTEM REQUIREMENTS: You will need the following: 1) a Computer, 2) Internet, 3) Computer Speakers and 4) Webcam/Microphone. Please check beforehand to make sure these items are working properly.

  • EXAM FORMAT: The exam is a timed 1-hour open-book online "proctored" (via WebCam) 30-question exam (multiple choice/true & false). You must get 75% or higher to pass exam. You may also re-take the exam up to 3 times with a 2-week "cooling off" period in between each failed exam. If you fail the NAMU®-CMQCS exam three times, you must wait 1 year before you can re-register for the NAMU®-CMQCS certification -- the 1-year waiting period will start from the date of the third failed exam.

  • GRADUATION: You’ll receive the Certified Mortgage Qualify Control Specialist (NAMU®-CMQCS) certification after you’ve: 1) completed all (2) training classes and 2) passed a 30-question online “proctored” exam.

Mortgage Market Optimism Inching Upward as New Year Begins

A larger share of consumer expect mortgage rates to fall in 2024, which for now provides some hope that improved affordability will prompt buyers to enter the market. The first Fannie Mae Home Purchase Sentiment Index® (HPSI) increased 2.9 points in December to 67.2, due primarily to a significant jump in the share of consumers expecting mortgage rates to go down over the next 12 months. The index is up more than 6 points from this time last year.

FHFA Increases Enterprises’ LIHTC Investment Cap for 2024

In another move that demonstrates the current administration’s priority to help make housing more affordable, the Federal Housing Finance Agency (FHFA) has increased the investment cap in the Low-Income Housing Tax Credit (LIHTC) market for 2024. This year, Fannie Mae and Freddie Mac will each be allowed to invest up to $1 billion annually in this market, up from a previous cap of $850 million.

FHFA, FHA Announce 2024 Loan Limits

Rising home prices this year have led to higher loan limits for 2024. The Housing Finance Agency (FHFA) increased the conforming loan limit values (CLLs) for mortgages Fannie Mae and Freddie Mac will acquire in 2024. In most of the United States, the 2024 CLL value for one-unit properties will be $766,550, an increase of $40,350 from 2023.

A pair of initiatives were announced last week to make getting a mortgage a little easier for some potential homebuyers, as the short-term industry outlook continues to indicate it’s only going to be more challenging to buy a home. The U.S. Department of Housing and Urban Development, through the Federal Housing Administration (FHA), announced a new policy allowing lenders to count rental income from Accessory Dwelling Units (ADUs) when underwriting a mortgage. USDA New Regulations: 7 CFR 3555

Effective September 1, 2014, USDA will replace the 7 CFR 1980-D regulations with the 7 CFR 3555 regulations for its guaranteed rural housing program. The new handbook will house all previous administrative notices (AN’s) and the existing rules in one comprehensive document. The new handbook will also include all rule changes based on regulation 7 CFR 3555.

There are two debt-to-income (DTI) ratios on every loan: housing or front-end ratio and total or back-end ratio.
