Americans waiting for the housing market to become more affordable may have to remain patient. Mortgage rates are now expected to stay elevated through much of 2027, while home prices could continue rising modestly, creating another difficult year for prospective buyers hoping that lower borrowing costs will make homeownership easier to achieve.
The mortgage industry is approaching one of its most significant appraisal changes in more than a decade as Fannie Mae and Freddie Mac move toward full implementation of the Uniform Appraisal Dataset 3.6 and redesigned Uniform Residential Appraisal Report. The transition will change far more than the appearance of appraisal reports. For lenders, underwriters, appraisal management companies, and technology providers, UAD 3.6 introduces a more structured, data-driven approach to ordering, reviewing, and submitting residential appraisals.
Buying a condominium may soon become more challenging for many homebuyers as new lending standards introduced by Fannie Mae and Freddie Mac increase the level of scrutiny applied to condominium projects. Mortgage professionals say the updated requirements are intended to strengthen the financial and structural integrity of condo communities, but they also warn the changes could lead to longer approval timelines, additional documentation requests, and more loan denials for buyers seeking conventional financing.
The U.S. housing market is showing additional signs of slowing as homebuilders scale back new single-family construction in response to elevated mortgage rates, higher construction costs, and softer buyer demand. Although the nation continues to face a long-term housing shortage, many builders are becoming increasingly cautious about launching new projects until affordability improves and consumer confidence strengthens.
After months of elevated borrowing costs, homebuyers received a bit of encouraging news as mortgage rates edged lower, providing a modest boost to affordability during the busy summer homebuying season. While the decline is relatively small, housing professionals say it could encourage more buyers who have been waiting on the sidelines to begin shopping for homes or move forward with pending purchase decisions.
Revitalization Areas are HUD designated geographic areas authorized by Congress under provisions of the National Housing Act. Revitalization Areas are intended to promote “the revitalization, through expanded homeownership opportunities, of revitalization areas.”

The Federal Register dated December 11, 2013 contained proposed changes to underwriting. The changes really clarify how everyone is to approach FHA loans that mare manually underwritten. The FHA now has seven scenarios where the mortgage loan must be manually underwritten. In the near future a Mortgagee Letter will be written to further clarify this.

Over the last few years while rates were historically low, virtually everyone that could refinance their mortgage, did refinance. Now some of the major center banks have announced layoffs due to minimal refinance activity.

More and more licensed mortgage bankers want to originate and close FHA, VA, Fannie Mae and Freddie Mac loans, or as I call them, “plain vanilla” loans or “agency” loans. Unfortunately, not all property types and borrowers can fit in an “agency” loan. In some companies a loan application that does not fit into an “agency” loan is an automatic declination.

In most of the country property values are increasing after a period of property values being stable or declining. The only area not increasing dramatically at the moment is in the Northeast. Who knows how long that will last?

For many years all FHA mortgage loans were manually underwritten and then with artificial intelligence and automation, FHA shifted to automated underwriting. The FHA developed “TOTAL” to be used in conjunction with Fannie Mae’s Desk Top Underwriter (DU) or Freddie Mac’s Loan Prospector (LP) to underwrite FHA mortgage loan s except for FHA Streamline refinances and for borrowers with no credit history.

The FHA with case numbers assigned on or after April 1, 2013 will be implementing revised underwriting guidelines and revised annual MIPS that will also last longer than the current MIP schedule.

Much has been published lately about FHA streamline refinances particularly because of the recent drop to MIP rates for certain FHA to FHA streamline refinances but there’s one important topic I haven’t seen much if any press about and it’s an important one when we’re talking streamline refinances- important in particular for non-credit qualifying streamline refinances.
